Bodies Corporate and Share Block Companies

(Although we refer to Bodies Corporate in the text below, the same service is applicable to a Share Block Company)

Home Owners Associations

  • Carrying out all administrative duties, including processing and sending out annual levy statements to home owners
  • Operating a bank account on behalf of the Association for collection of levies and payment of accounts
  • Keeping proper books of account and records of the Association and furnishing the Directors with monthly financial reports
  • Maintaining a register of home owners
  • Attending Directors’ meetings and taking minutes of such meetings
  • Arranging and booking venue for meetings
  • Receiving and responding to letters/e-mails, etc
  • Arranging the annual general meetings with all the attendant responsibilities
  • Preparing consents to transfer, mortgage, etc
  • Receiving and stamping building plans when approved by Committee
  • Keeping the historic records of the Association up to a maximum of 5 years

Professional Bodies

  • Collecting monthly levy contributions and any ancillary charges and deposit of all such receipts into the client’s account.
  • Exercise credit control in respect of all amounts owing by the owners to the extent of timeously addressing letters of reminders to members in arrears and taking such other steps as directed by the committee members for the recovery of arrears.
  • Operate a separate bank account for the client.
  • Provide the members with monthly statement of receipts and expenditure and bank statement.
  • Verify and pay all expenses incurred in the administration of the account as per the directions given by the committee members
  • Invest surplus funds in interest bearing accounts with the client’s bank or other financial institution acceptable to the members, with such account being conducted in the name of the said client
  • Maintain the account records of the client and prepare annual financial statements for auditing.
  • Arrange for the annual audit of the accounts of the client.

Somerset Park Home Owners’ Association

The Somerset Park Home Owners’ Association which is a Section 21 company (not for gain) was inaugurated in 1998, the area having been developed by Tongaat Hulett Developments (formerly Moreland Developments). The Association comprises 1046 properties some of which are freestanding and some incorporated in 25 complexes in the area. The Association was originally formed to provide, promote and maintain essential and community services and the board of directors appointed each year at the AGM aim to preseve the natural environment, vegetation and fauna, maintain the open spaces and enforce prescribed standards, conditions and guidelines as laid out in the Somerset Park Building Design Code.

Professional Bodies

We are currently administering NPP – The Northern Promenade Properties (NPP) is a body of 13 property owners on the ocean side of Lagoon Drive from Casa Blanca in the south to Breakers Resort in the North who have organised themselves into a managed area with the assistance of the neighbouring Umhlanga UIP. The aim of the NPP managed area is to improve the overall quality of public open space, simply put creating a safe, clean, green and enjoyable public areas. To achieves this, supplementary services are provided including integrated security, enforcing of bylaws, cleaning and greening. Furthermore, the NPP the reports service delivery requirements for public open space to the municipality, the requests are logged and tracked until completed. This includes such issues as streetlights, sewage spills and basic cleaning services. Brian Wright is the project leader for the UIP who is managing the NPP managed area. He is of the strong opinion that if the property owners do not get organised and respond to the threat of crime and urban decay in with a holistic approach, then the quality of life in Umhlanga including the owners’ investments will deteriorate.
